Alternately, as a buyer, the same tools that I use to assist my sellers will also be used to help you get a fair and honest if not, great deal on a house that you've always dreamt of.  Often times, the public is unaware of homes on the market because they never hit the market.  Within the real estate community, several transactions occur without a sign going out in the front yard.  Because of my large circle of well-known colleagues and friends in the area, I will be able to get the "inside scoop" on what's about to hit the market before it hits the MLS.
